Ardbrae Park was originally a mobile home park belonging to the Ardbrae Hotel. When it opened in the 1960s it was the first of its kind in Ireland. It was a popular holiday destination at the time within convenient walking distance of Bray village centre, the seafront promenade, the amusement arcades, the Bray Head chairlift, and the Bray to Greystones cliff walk. It could easily be reached by train from Dublin or further afield. When Bray became less popular as a holiday destination in the 1980s, the sites were sold off individually, before the closure of the hotel. Most properties in Ardbrae Park are now used as year-round accommodation.

The current owners replaced their mobile home with a new modular chalet with insulated walls which was assembled on site in 2001. In 2013 extra external insulation was added and a cement render finish applied. The attic insulation has also been upgraded. It is heated by oil fired central heating. As a result, it has a respectable BER rating of D1.

Accommodation comprises of a reception room with glazed French doors, a separate kitchen fully equipped with fitted units, electric cooker with stainless steel hood, a stainless-steel sink with draining board and mixer taps, and a full-size dishwasher. There is space for a free-standing fridge freezer on the wall between the two doors. An internal hallway leads to the fully tiled bathroom and two bedrooms a double and a single. A doorway to the rear leads to the utility room fitted with a washing machine, and on to the small back yard.

To the front there is a pretty arched gateway through the white painted front wall, leading to a paved yard, ideal for sitting out on a sunny day. Alternatively, this space could be reconfigured for parking.

Ardbrae Park is a private community. Parking is restricted for residents only. When viewing please park in the spaces on the left at the entrance, beside the Maxol forecourt, and walk to the property from there.

Please note that Ardbrae Park was part of a pre-63 development at the former Ardbrae Hotel. Planning requirements were not introduced until 1963. The current modular home has been there since 2002 with no enforcement. This is being sold as a freehold plot in a long-established mobile home park, with the modular home being sold to the buyer of the site in a simultaneous transaction.
